When put in a situation where you need to sell your home fast, you can become a bit frazzled and panicked, especially if you have a particular deadline you must meet. Maybe you are switching jobs and moving away, or maybe your payments have become too much to handle and you need to move on before you end up below water. Whatever the reason, sometimes we do not have the luxury of waiting until the highest bidder comes along before selling our home. To help expedite the process, here are five tips to help you sell your home fast.
Make the Most of the Exterior
Most people that are interested in your home will either look up photos online, or drive by to see the home. This is their first impression. If the exterior is a mess, many people will decide against it immediately, unless they are looking for a fixer-upper (and in that case, they are likely not looking to spend very much.) Be sure to put maximum effort into the outside appearance of the home, so that more people are interested in actually entering it to see more.
Keep the Home Empty or as Clean as Possible
People like to imagine how their own life will fit into a home. If your home is fully furnished and bogged down by clutter, this will be difficult for any potential buyer to do. If you are still living in the home and need to keep all of your things there, try to minimize, or rent a storage unit to keep as much clutter out of your home as possible. Try to only keep items you absolutely need in your home. Also, make sure the home is neat and tidy, just as if you were expecting very important guests every moment of every day.
Make Necessary Upgrades, but Skip a Full Remodel
If you have kitchen appliances from the 1970s, it’s probably time for an upgrade. However, a full remodel of the kitchen is not a good idea if you are trying to sell your home quickly. You can increase the value of your home with simple touch-ups and minor upgrades. This will save both time and money, as well as stress, since that is a given any time you remodel anything!
Take Your Pets Elsewhere
If you have a trusted neighbor, friend or family member that does not mind watching your pets when you show the house, utilize them. Also, be sure to keep your pets out of the home for as long as possible prior to a showing. Remove their food bowls and toys, and do a thorough cleaning. It’s likely you’ve become “nose-blind” to the pet smells in your house, but potential buyers will notice them right away. This is an immediate turn-off for most buyers, as they will assume your house is not clean.
Hire a Professional Real Estate Agent
We cannot stress enough how a quick sale of your home can be positively impacted by the assistance of a professional. Real estate agents know how to sell your home fast and get the most for it. They typically have contacts in multiple arenas to help prep your home and sell it fast. While you may be concerned about the commission costs, they will likely balance out, since a real estate professional will probably be able to get you more for your home than you would be able to trying to go at it alone.
Selling your home can be a trying process, full of many difficult stops along the way. Be sure to keep these tips in mind when trying to sell, as they will be very useful to help you sell your home fast. Have any other ideas we missed? Share your thoughts in the comments!
